BALTIMORE, August 04, 2026–(BUSINESS WIRE)–Sagard Real Estate (SRE), a leading U.S.-based real estate investment advisor and subsidiary of Sagard, today announced the $91 million acquisition of 7001 Quad Avenue, a 621,144-square-foot Class A distribution facility in Rosedale, Maryland.
Located in Baltimore County East, the region’s largest industrial submarket, the asset is fully leased to users across food and beverage distribution and third-party logistics. Built in 2004 on 32 acres, the cross-dock facility is designed for high-volume distribution and features modern industrial specifications, including 34-foot clear heights, ample loading capacity, efficient truck circulation, and trailer parking.
7001 Quad Avenue is located near the convergence of Interstates 95, 695, and 895, approximately five miles from the Port of Baltimore’s Seagirt and Dundalk marine terminals and downtown Baltimore. The location also provides connectivity to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor.
